We work a tight radius on purpose. Marion County is home — six active projects and every entitlement we have carried through a county office. Citrus is where Lucky Ranch sits. Hernando is the same buyer pool as Citrus, priced in the same band, so we underwrite it and take build-on-your-lot work there.

Citrus County. On Lucky Ranch we have a 27-sheet construction plan set signed by MAI Engineering, an approved SWPPP (January 2026), a boundary and topographic survey, a protected-species assessment showing zero impact, and a geotechnical report. The county construction permit is in process.
Hernando County
No Innova project has broken ground here yet. We take build-on-your-lot work in the county and track the market through the comparable sales below.
